Cordova Bay mixes family houses, view lots, water-adjacent streets, golf-course edges, and newer strata product near Sayward Hill and Mattick's Farm. Lot sizes vary more street by street than in Broadmead. Some homes are mid-century. Some are custom. Some listings are really land-and-potential stories.
What sells: a house a buyer can understand, a lot they can use, and a clear location story (beach, trails, village, or views). A tidy family house near the beach or schools will draw more traffic than a bigger house that still needs systems work.
What sits: listings priced as oceanfront lifestyle when the house is dated, the lot is awkward, or the suite story is wishful. Condos and townhouses need their own read. Do not price a strata unit like a Parker Avenue detached house.

Confirm the address. Do not buy on a neighbour's story.

In early September 2026 the residential sold search showed many family houses roughly in the low-to-mid $1 millions, with higher prices for view and water-adjacent product and some newer strata sales in that same broad band. Check those bands against current Cordova Bay solds before you treat them as a budget. Pending cards are not solds.
Buyers compete hardest when beach or trail access, a usable house, and a verified school-area story all stack. They overpay when they buy "Cordova Bay" and skip inspection, or when they treat a land play like a finished family home.

Budget for systems on older stock: electrical, plumbing, drainage, roof, windows, oil-tank history. Like the kitchen last.
