Who Gordon Head actually fits
Gordon Head fits families who want a yard, a school-area story they can verify, and daily access to PKOLS / Mount Douglas Park, beaches, and UVic. It also fits UVic-adjacent buyers who need a mortgage helper or a flexible lower level more than a village walk. It is a weaker fit if you need Oak Bay village walkability every day. Housing stock and what sells
Most of Gordon Head is mid-century and later family housing: split-levels, ranchers, and two-storey houses on usable lots. Many have a full or near-full lower level. That is why suites and student-housing stories show up so often near UVic.
What sells: a clear layout, a usable yard, and systems a buyer can live with. A tidy house near Mt Doug or the water will draw more traffic than a bigger house that still needs a panel, a roof, and a plan for the basement. What sits: listings priced as “Gordon Head” when the house is dated, the lot is awkward, or the suite is wishful thinking. Buyers also hesitate when the price assumes ocean views or subdivision potential that the buyer still has to prove with Saanich.
Brock looks at houses as a former electrician. Finishes are easy to like. Electrical, plumbing, drainage, roof, and oil-tank history are what cost you after you move in.

Schools and catchment pathway
Gordon Head sits in Greater Victoria School District 61 (SD61). Catchments change. A listing cannot promise them.
Before you write an offer, confirm the address in the official SD61 School Locator. The district ties every home address to an English and a French Immersion elementary, middle, and secondary school. Those two streams do not always match. New buildings and postal changes can throw the tool off. SD61 has the final say.
Gordon Head is not one secondary pathway. Official SD61 English family-of-schools charts show more than one path that touches this part of Saanich East. One common buyer conversation is the Lambrick Park family: Hillcrest or Torquay Elementary, Gordon Head Middle, Lambrick Park Secondary. Another is the Mount Douglas family: Campus View or Frank Hobbs Elementary, Arbutus Middle, Mount Douglas Secondary. Those names are pathways on the district chart, not rankings, and they are not true for every Gordon Head street. Confirm the address. Do not buy on a neighbour’s story. French Immersion is a different map. Use the same locator page, then the district’s French lookup.

Values and how buyers compete
There is no honest single median for Gordon Head. A dated split-level, a renovated house with a suite, a water-edge lot, and a townhouse are different products.
Use live solds on our site, then talk about the actual house. In early September 2026 the residential sold search showed townhouses and duplex-style homes under $1 million, many family houses roughly in the low-to-mid $1 millions, and larger or more finished properties higher than that. Check those bands against current Gordon Head solds before you treat them as a budget.
Buyers compete hardest when a usable lot, a house they do not have to gut, and a verified school-area or park story all stack. They overpay when they buy “near UVic” and skip condition, or when they price a mortgage-helper story the suite does not actually support.
Watch-outs before you offer
Confirm the catchment on the official SD61 locator. Do not rely on listing remarks.
Budget for systems on older stock: electrical, plumbing, drainage, roof, windows, oil-tank history. Like the kitchen last.
Walk the lot for slope, trees, rock, and water. A “large lot” is not automatically a usable yard.
If you need a suite or garden suite, verify zoning, permits, and what already exists. Do not write the offer around income you have not proved.
For townhouses and half-duplexes, read the strata or shared documents. Insurance and levies matter.
Do not use a pending listing in a sold search as a sold comparable.
Drive the UVic, downtown, and school run at the hour you would actually go.
If you want a second set of eyes on condition before you compete, that is normal buying work. Walk away when the price assumes a finished house and the inspection says otherwise.
