Use this page if you are deciding between village-beach living and privacy shoreline living on the same corner of Saanich East.Pick Cadboro Bay when Gyro Beach and Village groceries are part of the daily pattern, and you can live with houses, half-duplexes, and Penrhyn strata. Pick Ten Mile Point when privacy, lot size, and quieter streets matter more than a short Village walk. Look at Queenswood when you want large-lot character without assuming every street is Ten Mile Point water-edge.

Cadboro Bay: Gyro Beach, Village, Penrhyn stock

District of Saanich describes Cadboro-Gyro Park as a large waterfront park within easy walking distance of Cadboro Bay Village and UVic — sandy beach, picnic areas, non-motorized boat launch, and a seasonal accessible beach ramp. The Village handles groceries, pharmacy, and basic services. That loop is what Cadboro Bay buyers pay for.Stock mixes family houses, half-duplexes, water-adjacent or view streets, and a clear strata corridor on Penrhyn. Some homes are mid-century. Some are renovated. Some listings are location-and-potential plays beside the park or bay.

Sells: a house you can understand, a lot you can use, and a clear Village, Gyro Beach, or school-area story. Sits: "beach lifestyle" pricing on a dated house, awkward lot, or wishful suite story. Do not price a Penrhyn condo or townhouse like a low-bank waterfront house. Poor fit: privacy-first Ten Mile Point buyers, or anyone expecting Oak Bay Avenue daily.

Brock looks at houses as a former electrician. Finishes are easy to like. Electrical, plumbing, drainage, roof, windows, and oil-tank history are what cost you after you move in.

Ten Mile Point: privacy shoreline + Queenswood note

Ten Mile Point is quieter. Lots are often larger. Water-edge and view properties are part of the market, and so are inland detached homes that still trade on the name. Saanich local-area planning has long treated Ten Mile Point and Queenswood as large-lot neighbourhoods distinct from the Village. Expect less commercial activity and less through traffic than Cadboro Bay Road.Sells: a clear privacy or shoreline story, a usable lot, and systems a careful buyer can live with. Sits: privacy or view pricing when bank height, rock, slope, trees, or drainage are the real negotiation. A Ten Mile Point address does not fix a house that still needs systems work. Poor fit: buyers who need a daily Village walk, or Penrhyn-style strata pricing inside a privacy-shoreline budget.

Queenswood: related large-lot pocket between Village-adjacent Cadboro Bay and Ten Mile Point. If a listing is coded SE Queenswood, treat it as its own street-level read. Pull Queenswood solds when you need that pocket's comps.

Schools: SD61 — confirm the locatorBoth pockets sit in Greater Victoria School District 61 (SD61). Catchments change. A listing cannot promise them.

Confirm the address in the official SD61 School Locator before you offer. Many buyers talk about Campus View or Frank Hobbs Elementary, Arbutus Middle, and Mount Douglas Secondary. That is common buyer conversation, not a ranking, and not true for every address. French Immersion pathways can differ. Ask the district, not the listing remarks.   • Drive Gyro Beach, the Village, UVic, Oak Bay, and the school run at your real hours.

  • Cadboro Bay: read Penrhyn strata documents; do not price strata like detached bay.

  • Ten Mile Point / Queenswood: privacy and shoreline premiums only hold when the lot and systems support them.
